30A & South Walton
Walkable beach communities
About the area
30A is a two-lane county road that follows the Gulf through South Walton, and the name has come to mean the string of small beach towns along it. Each one has its own look, from the pastel cottages of Seaside to the white walls of Alys Beach.
People buy here for the feel of the place: bikes instead of cars, low buildings, town squares you can walk to. It is the most expensive stretch of this coast, and inventory in the best-known towns is thin.
The lay of the land
Scenic Highway 30A leaves Highway 98 near Dune Allen at the west end and rejoins it at Inlet Beach in the east, staying close to the water the whole way. Rare coastal dune lakes sit along the route, and large pieces of state forest and state park keep the towns apart from one another. Inlet Beach is only a few minutes from the west end of Panama City Beach.
